Insurance, paperwork and paying for a roof

What our registration and insurance cover, what yours covers after the 2023 changes, and how people pay for a roof they didn't plan on.

Our registration, bond and insurance

Crews working for Fayetteville Roof Pros are registered residential roofing contractors with the Arkansas Contractors Licensing Board, carry the $15,000 surety bond the state has required since January 1, 2022 — a bond you can claim against if a roofer takes your money or leaves a bad job — and hold the commercial contractor's license Arkansas requires for projects of $50,000 or more. They carry general liability and workers' compensation written for roofing, not a handyman policy that excludes it. We send the certificate of insurance and the registration number before the job starts, every time.

Your homeowners insurance

Arkansas roof coverage changed after 2023, when insurers' loss ratios hit 171 percent and three in-state home insurers closed. Many policies now pay full replacement cost on a roof for only about seven years and depreciate it after that; roofs past twenty years may be covered at actual cash value only; and separate wind/hail deductibles of 1–2 percent of the dwelling value are now common. Hail and wind damage are still covered perils — but what you'll actually receive depends on the roof's age and your policy's schedule, and we'll help you read that before you file. Paying for it

Most residential jobs are paid on completion by card, check or bank transfer — no deposit until the written price is approved and the work is scheduled. Insurance jobs are paid as the carrier releases funds, with the deductible paid by you. For a full replacement, a metal roof or a job insurance won't cover, we can arrange financing through a third-party lender, including 12-month same-as-cash terms and longer fixed-rate plans, subject to credit approval; ask when you get your estimate. Terms are in writing before you sign anything.

Reports and letters

When a lender, a buyer, a carrier at renewal or an HOA wants a written opinion on a roof — age, condition, remaining life, whether it needs replacing — we write it, with photos. Small fee, credited toward any work we do.
