Metal roof vs. shingles in the Ozarks: which one fits your house?

Standing seam costs two to three times what architectural shingles do and lasts two to three times as long. Whether that's the right trade depends on hail, ice, trees and how long you'll own the house.

The short version

On a typical 2,000–2,600 square-foot Fayetteville home in 2026, architectural shingles run $11,000–$19,000 and last 18–25 years with a vented attic; Class 4 impact-resistant shingles run $13,500–$23,000 and last as long or longer while shrugging off most hail; standing-seam metal runs $26,000–$46,000 and lasts 40–60 years. If you'll own the house fifteen years or more, metal is usually the cheaper roof over that time. Under ten years, Class 4 shingles are the better spend. In between, it comes down to trees, pitch, hail history and taste.

Where shingles win

Price, obviously, and the ease of repair — a hail slope or a wind-stripped corner is a few hundred dollars to fix and any roofer can do it. Class 4 shingles close most of the durability gap in hail. If you're selling in a few years, a new Class 4 shingle roof is what buyers expect and appraisers value; a metal roof is a bonus that doesn't always price into the sale.

Where metal wins

Longevity, ice, trees and heat. A 24-gauge standing-seam roof with concealed clips moves with Arkansas's hundred-degree annual swings without loosening a fastener, sheds a 2009-style ice load, stays clean under a hardwood canopy, reflects the July sun, and doesn't need replacing after every hail season — which matters more now that many Arkansas policies depreciate shingle roofs after about seven years. On acreage from Elkins to Prairie Grove it's already the default; in town it's the roof for people who plan to stay.

The myths

Noise: over a deck, underlayment and an attic, metal is within a decibel or two of shingles; the loud roof people remember is an open-purlin barn. Lightning: lightning hits the tallest object, not the most conductive; a metal roof is safer if struck because it spreads the charge and doesn't burn. Rust: Kynar-coated galvalume steel carries 30–40-year finish warranties; the rust you've seen is on unpainted barn tin. Resale: neutral to positive; the buyer who wants it will pay for it, the one who doesn't won't penalize it.

The middle options

Stone-coated steel ($900–$1,350 per square) gives you a shingle or shake look with metal's hail and life performance. Exposed-fastener panel ($450–$750 per square) is the right roof for a shop, barn or carport but a maintenance item on a house. Metal over one layer of shingles saves the tear-off where the deck is sound.

Common questions

How long will I own the house?

That's the first question. Fifteen years or more and metal usually wins on total cost; under ten and Class 4 shingles do. We'll price both so you can see the numbers.

Will a metal roof lower my insurance?

Often — many Arkansas carriers discount for metal and for Class 4 shingles. Ask your agent for the number; and check whether your policy excludes cosmetic hail dents on metal, which is common.

Can I put metal over my existing shingles?

If there's one layer and the deck is sound, yes, over vented spacers with high-temp underlayment. Two layers means tear-off.

What colour metal is best here?

Mid-tone bronzes, charcoals and greys hide dust and pollen and look right against limestone and brick; very light colours show tree stains, very dark ones run hot. Kynar finishes hold any of them for decades.

Is stone-coated steel as good as standing seam?

Nearly, at a lower price, with a shingle look. It's a great fit for a home where the HOA or the neighborhood expects a shingle profile.
