Metal roofing in Fayetteville, built for ice, hail and fifty years

Standing seam on the house, exposed-fastener panel on the shop and the barn, stone-coated steel when you want a shingle look that never bruises. Ozark acreage is metal-roof country, and here's how to do it right.

Dark bronze standing-seam metal roof on a modern farmhouse on Ozark acreage near Fayetteville

Drive out Wedington toward Lincoln or up Highway 16 toward Elkins and Goshen and you'll see why metal is the second roof of Northwest Arkansas: farmhouses, shops, barns and a growing share of new builds under standing seam that sheds ice, doesn't bruise in hail, and won't need to be replaced in this owner's lifetime. A properly installed standing-seam roof lasts 40 to 60 years, carries a Class 4 impact rating and a Class A fire rating, reflects summer heat, and takes the ice load of a 2009-style storm without a second thought.

The details are what separate a 50-year metal roof from a 12-year one. Standing seam with concealed clips lets the panels expand and contract through Arkansas's 100-degree swings without loosening a fastener. Exposed-fastener panel (the ribbed barn and shop roof) is cheaper and fine on outbuildings, but every screw is a future leak on a house unless the washers are replaced on schedule. Underlayment matters — a high-temperature synthetic or ice barrier under the whole roof, not felt. And snow guards above doors and walkways keep a February thaw from dropping a sheet of ice on someone. We do all of it, and we'll tell you honestly which product fits the building.

Questions we get about metal roofing

Is a metal roof louder in the rain?

Not over a house with a deck, underlayment and an attic — it's within a decibel or two of shingles. An open-purlin barn roof is loud; that's the sound people remember.

Does metal attract lightning?

No. Lightning hits the tallest object, not the most conductive one, and a metal roof over a house is actually safer if it's struck because it spreads the charge and doesn't burn.

Will hail dent a metal roof?

Large hail can leave cosmetic dents in a lighter-gauge panel, but it won't crack or leak the way a bruised shingle does. Heavier 24-gauge standing seam resists denting; many policies exclude cosmetic dents on metal, and we'll tell you what yours says.

Can you put metal over my existing shingles?

Often, if there's only one layer and the deck is sound. We install vented spacers or a purlin grid and high-temp underlayment so the metal isn't sitting on hot shingles. If there are two layers, the code requires tear-off.

Is metal worth it over Class 4 shingles?

If you'll own the house 15 years or more, usually yes — you'll replace a shingle roof once in that time and the metal roof never. Under 10 years, a Class 4 shingle roof is the better spend. We'll price both.
