Roof repair and leak tracing in Fayetteville

A leak almost never starts where the stain is. We find it from the attic, fix the actual cause, and photograph both — for a price that's usually a few hundred dollars, not a new roof.

Roofer replacing a cracked pipe boot and step flashing on a gray architectural shingle roof in Arkansas

Water runs downhill along the underside of the deck before it drops, so the brown ring on your ceiling is usually somewhere between two and fifteen feet from the hole that made it. That's why we start in the attic with a flashlight instead of on the roof with a caulk gun: daylight through the deck, a stained rafter, a rusty nail tip, a wet spot on the insulation — the roof tells you where it's leaking if you look from underneath. On the steep, cut-up roofs of Wilson Park and Mount Sequoyah, and the 1990s two-storys along Crossover Road with their bump-outs and dormers, that attic look saves a lot of guessing.

After enough Fayetteville roofs the list of what actually leaks gets short and repeatable: split pipe boots, step flashing that a previous roofer caulked over instead of replacing, valleys packed with oak and hickory litter that hold water against the shingle, nail pops from decking that moves with the seasons, ice-dam backup at north-facing eaves that have no ice barrier, and hail bruises from a storm two summers ago that finally cracked through. Each has a proper fix, and none of them is a tube of sealant.

What's included

Attic-first diagnosis

We trace the water path from below before we touch the roof, so the repair goes where the leak actually is.

Pipe boots & vents

Split rubber collars replaced with new boots — the number one leak in Washington County by a wide margin.

Step & counter flashing

Replaced, not caulked, at walls, dormers and chimneys, woven into the shingle courses the way it should have been the first time.

Valleys & decking

Litter-rotted valleys rebuilt with ice barrier and new metal; soft decking cut out and replaced.

Wind & hail damage

Creased, lifted or bruised shingles replaced and re-sealed; a separate storm inspection if a storm crossed your address.

Photos, same day

The cause, the repair in progress and the finished work, sent to you that evening — useful if a claim is ever involved.

Questions we get about roof repair

Can you repair just one section, or do I need a whole roof?

One section, most of the time. Roofs fail at penetrations and transitions long before the field shingles wear out, so a boot or a length of step flashing is a real repair, not a stopgap. The exception is a roof that's cupping and shedding granules everywhere, already on its second layer, or bruised on every slope by hail — patching that is throwing money at a roof that's done, and we'll say so.

Will the new shingles match?

Close, rarely perfect. Asphalt fades in Arkansas sun, and a bundle off today's pallet is a fresh colour even in the same product line. We keep the repair on a less visible slope where we can and tell you up front what it will look like.

Do I need a permit for a roof repair in Fayetteville?

Not for a repair that doesn't replace the roof covering — a boot, flashing, a few shingles, a sheet of decking. Once you're replacing the covering on a slope or the whole roof, the city wants a building permit, and we pull it.

How fast can you get here?

Same day for an active leak, and any hour of the night for water actually coming into the house — we tarp it immediately and do the real repair in daylight. Non-urgent repairs are usually within two to four days, longer in the two weeks after a county-wide hail day.

Do you charge for the inspection?

No. The roof and attic look, the photos and the written price are free. If it turns out to be a hail claim, the same photos become your documentation.
